We won! (A Downtown Breakfast Club Rose Award)

Friday we were awarded by The Downtown Breakfast Club with the Best Residential Project of the Year Rose Award.

We were up against Concerto Lofts and the Great Republic Lofts. Whew!

NBC-LA Covers ATF Party Information: "Guns, Booze to Attract Loft Renters"

Consultant Josh Gray-Emmer talks about his latest party involving guns, cocktails and entertainment to help rent downtown lofts. Twenty tickets were up for grabs for NBCLA users.

Model Units Now Open

Factory Place Arts Complex now has model units available for viewing by appointment. The interiors were created by Los Angeles interior designer, Joe Nye. He is known for his unique approach to traditional design, using fresh color schemes, and an ability to blend modern interiors with traditional and antique elements.

We are excited to open Lofts 125 and 215 in 1330 East, and Loft 204 in 1330 West.

Factory Place is Unveiled!

Guests at the September 17th Arts District BID event were treated to a unique opportunity to see Factory Place Arts Complex before it opened, as well get to sample tasty food and drink from some popular Arts District restaurants. Guests were entertained by Art Share students and there were many VIP appearances.

A brief ceremony and show out by the pool area took place as the sun went down, leaving the illuminated pool to set the ambience. A DJ kept up the energy as the evening went on, and locals mingled over food and drinks.

The event was sponsored by the Arts District BID.

The pool is filled!

The pool in Courtyard One has officially been filled as of this week! The area is looking great with the fruit trees and beautiful weather we've been having.

The pool area was the perfect place for the speakers and performances last night at the Arts District BID Community Meet & Greet Event, where, as the sun went down, the lighted pool provided the perfect ambience.

On Thursday, September 17th, The Central City East Association’s Arts District Business Improvement District will host community leaders at the Arts District Community “Meet & Greet” to celebrate the area’s vibrancy, meet neighbors and showcase businesses and services in the Arts District. Attendees include:

Black Top Poured

Dirt grounds no more!

Factory Place was officially paved as of September 2, when the black top was poured. It’s amazing how much difference a little concrete can make. The project looks even more polished and finished.

All parking lots and other public areas were poured, and the lines for the lots will follow shortly.

Courtyards near completion.

Our nearly completed courtyards are covered by trellis-work of original exposed steel beams from the deconstructed roofs. Each courtyard features 1 of our 2 most unique spaces on campus with 32-foot ceilings that can be custom built inside for any resident.

Featuring a concrete seat wall, BBQs, fruit trees, and a fire pit, Courtyard 1 was envisioned as a collaborative meeting space, intended to bring residents and their work together, out in the open.

Planned as the perfect spot on campus to relax and recharge your creative energy, Courtyard 2 features a pool with lounge chairs, showers and changing facilities, and fruit tree landscaping.

An Eco-Friendly Campus

In an effort to be Earth-conscious, we’ve installed eco filters, site drains, hydrodynamic separators, dual glazed windows, and a high energy efficient roof system.

The 26 roof drain eco downspout filters remove hydrocarbons, pollutants, and sediment from rooftop storm water runoff before it makes its way back into the ground. These stainless steel building-mounted filters perform at low flows and collect particulates, debris, metals, and petroleum hydrocarbons from the runoff as it passes through.

Factory Place also has similarly working site drains that are built into the ground and hydrodynamic separators that also work to filter out sediment. All of these filters are scheduled for routine changing and maintenance.

Dual glazed windows and a roof insulation system further extend our efforts. The roof is four inches thick and features a system that sandwiches the insulation between metal, providing effective insulation with an R value of R34.
